January 2024

To all Homeowners, 

The 2024 Budget was approved, and maintenance coupons have been shipped. You should receive them within 5-7 business days from the date of this letter. A copy of the 2024 Approved Budget will be included with your coupons. The approved yearly maintenance fee is $226.00. The 1st payment is due January 1, 2024, in the amount of $113.00 and the 2nd payment is due July 1, 2024, in the amount of $113.00. Be reminded, there is a $25.00 late fee if the payment is not made by the 15th of the month.

 

PAYMENT INSTRUCTIONS: For the month of January, payment must be made in the form of a check or money order made payable to Sandalfoot Cove One HOA, Inc. Please remember to reference your property address in the memo section of the check or money order.

ACH (automatic withdrawal) payments were CANCELED. Your payment will NOT automatically be withdrawn from your account. You must mail your payment to our Coral Springs office, or the Sandalfoot Cove One address provided below. Be advised, owners will be given the option to pay online or enroll for ACH for the 2nd payment. Unfortunately, this option will not go into effect for the January payment. Additional instructions will be provided in the near future.

As you are aware, J&L Property Management, Inc., is your new management company. We’re excited to work with your community! If you have NOT made your maintenance payment and wish to do so, please mail your payment directly to our office at 10191 W. Dear neighbors.

We hope you are all well.

We are delighted to announce that the election for the 2023/2026 board of directors was a success.

As unquestionable proof of the approval of the home owners with the work carried out by the 2020/2023
administration, we had the greatest participation of our community in this election, since its foundation.
There were 95 signatures, including proxies and in person attendance. The result was surprising: 1 vote
annulled, 10 votes not presented and 84 votes in favor of the current administration.

We thank the entire community for their collaboration, as we achieved this result through everyone’s
efforts.

The next 3 years will have the same enthusiasm and dedication that we had in previous years.

NOTICE OF ANNUAL MEETING OF UNIT OWNERS
AND BOARD OF DIRECTORS ELECTIONS

TO ALL HOMEOWNERS:

On Tuesday, February 21, 2023, at 7:00 pm, at the Boca Dunes Country Club, the Annual
Meeting will be held for the purpose of electing five (5) Directors and such other business as may
lawfully be conducted.

The purpose of this notice is to advise you of the date, time and place of the Annual Meeting and
Election of Directors and to inform you of the process for qualifying for the Board.

ELECTION OF DIRECTORS
All five (5) Directors come up for election to serve one year terms.
Unit Owners of record are entitled to one (1) vote per Unit to be cast by Secret Ballot.

QUALIFYING FOR THE BOARD

On or before February 1, 2023, you must give written notice either by mail, email or fax of your
intent to run for the Board.

The notice should be addressed to the Secretary of the Sandalfoot Cove
One Homeowners Association, Inc., c/o Grant Property Management, 1599 NW 9 th Ave., Suite 2,
Boca Raton, FL 33486.

The attached “Notice of Intent to be a Candidate for the Board” may be used for this purpose.
You may submit an Information Sheet with your Notice, no larger than 8 ½ x 11 inches, containing

Dear neighbors.

First of all, we want to thank the residents and owners for their collaboration in helping to keep our
community always better. Everyones efforts are essential for our common good.

In the last 3 years, we managed to perform services that had never been done since the founding of this
community.

We list our achievements below:

1) Implementation of a web-portal to facilitate communication between B.O.D. and the H.O.;
2) Cleaning the canal that cuts through our community (3 times);
3) Capture of wild animals (10 times);
4) Placement of floating barriers at the ends of the canal;
5) Traffic sign painting on SW 65th Avenue and Sandalfoot Blvd;
6) Painting of the curbs on the meadows of SW65th Avenue (2 times);
7) Washing of sidewalks and curbs throughout the community;
8) Beautification of the gardens at SW 65th Avenue, SW 66th Avenue and Sandalfoot Blvd;
9) Placement of decorative lighting in palm trees on SW 65th Avenue and SW 66th Avenue;
10) Distribution award signs for H.O. who adorned their homes in commemorative events (more than 100
plaques);
11) Charged the H.O. who have defaulted on our membership dues payments for several years;
12) Return of amounts received in excess by some H.O.;
13) Sending documentation from our community to all H.O.;
14) Corrected of irregular charges made by previous administrations;
15) Frequent maintenance of the gardens at SW 66th Avenue, SW 65th Avenue and Sandalfoot Blvd;
16) Placement of 10 personalized benches in the neighboring corners of the community;
17) The non-increase of association fees in the last 3 years of administration.

We also inform you that at the meeting on November 29, 2022, the proposed budget for 2023 was
unanimously approved by the B.O.D..

We also inform you that our annual meeting is scheduled for February 21, 2023.

We remind the H.O. and residents who respect our rules and regulations are essential for us to keep our community safe, organized and valued, in addition to maintaining our healthy coexistence.

Important points to note:

1) It is not allowed to park vehicles on the grass;
2) Garbage collection is done on Mondays and Thursdays;
3) Avoid parking cars in front of other properties as a matter of education;
4) It is not allowed to use the garages as a deposit for various materials other than vehicles;
5) Manteinance and trimming weeds other plants around the houses is the responsibility of the H.O.;
6) Houses must be kept clean and organized;
7) Respect for neighbors is of paramount importance, therefore everyone should avoid excessive noise at
parties and meetings;
8) Collecting the feces of domestic animals is mandatory for H.O and residents.

Dear neighbors, 

 Once again, we want to thank everyone for their collaboration in maintaining our community great.

 Continuing our efforts to make our neighborhood better, we would like to give you some information and make some important recommendations:

 1) Garages:

The purpose of our garages is exclusively for the storage of vehicles. We know that we often don’t have enough space to store other objects, so we keep them in our garages. We invite everyone to do their utmost to avoid storing objects that are not vehicles in garages. If it is impossible to avoid other objects in garages, we ask that these objects are arranged in an organized manner and that they are not seen outside their homes. One suggestion would be to cover them or put-up screens in garages to make the environment more visually pleasing.

 2) Parking on streets 01:

Many residents need to park cars on the streets in front of their properties and also visitors’ cars. We ask that you abide by not only our community rules, but also Palm Beach County’s traffic rules that prohibit car parking over gardens and grassy areas, even for a short period of time.

 3) Parking on streets 02:

We ask residents to provide a friendly environment, avoiding parking cars in front of properties other than their own.

 4) Street parking 03:

Remember that trailers, boats, RVs and large commercial vehicles are not allowed to park in front of the properties and also in garages.

 5) Garbage 01:

Garbage collection in our community is done twice a week. On Monday morning, organic and recyclable waste is collected. This garbage must be placed on Sunday, in the late afternoon. On Thursday morning, organic waste and foliage from the gardens are collected. This garbage must be placed on Wednesday in the late afternoon.

 6) Trash 02:

It is important to remind our neighbors that garbage from home renovations is not considered household garbage, therefore, it is the responsibility of the resident to remove it. Furniture and household items are collected by the responsible company, once a month, on Thursdays.

 7) External organization of houses 01:

We ask residents to try to keep the gardens and back yards organized and free of garbage. In addition to keeping our community more beautiful, it also helps to prevent the proliferation of invasive animals.

 8) External organization of houses 02:

We ask the residents to collect the leaves and tree branches that fall from the trees and place them to be collected on Thursday mornings.

 9) Cleaning the external areas:

We ask all residents to check the walls of their homes. Normally, after the rainy season, the walls are covered with a layer of slime, which can easily be cleaned with a water jet.

 10) Vegetation and weeds:

The company responsible for cutting grass in our community is not responsible for cutting grass and weeds around the houses. Therefore, we ask residents to check the cutting and cleaning of the edges of their homes.

 11) Cats and other invasive animals:

We ask residents not to feed any invasive animals in our community.

 12) Channel:

Our community had never taken care of the channel that cuts our neighborhood. With the collaboration of the responsible department at PBC, we managed to put up floating barriers to prevent dirt from other regions from accumulating in our community. We also clean the channel of floating objects such as bottles, balls, coconuts, and others. It is therefore clear that any garbage found in the channel from now on may be the responsibility of our community. We ask that all residents prevent objects from being thrown or falling into the channel.

 13) Respect for silence:

With the effort of our BOD, we were able to eliminate the inconvenience of garbage trucks and supply of materials, at non-allowable times, on SW 66th Avenue. We ask that all residents remember that respect for silence is essential for harmonious coexistence. We ask everyone to respect their neighbors at parties or other celebrations.

 14) Gardens of the avenues:

The gardens at SW 65th Avenue, SW 66th Avenue and Sandalfoot Blvd, starting this year, are under the responsibility of our community. We ask residents to help keep these places clean, as they have never been so beautiful.

 15) Pet ride:

We love our pets, but we ask that their owners collect the feces that the pets make on the lawns. That way we will always have a cleaner and healthier environment.

 16) Payment of fees:

The maintenance expenses of our community continue to be very well controlled and consequently very low. Each property must contribute annually with $175.00 according to the last apportionment. Unfortunately, some residents have not paid on the correct dates. This forced us to take more energetic measures and we sent debtors for collection through our lawyers. Avoid late fees and legal expenses by making payment on the due dates.

 17) Service providers:

In the future, we will have a page on our web portal so that residents can publicize the offer to provide services. If you, the resident, provide any type of service that you think will be of interest to our community, please contact BOD so that we can post this information on our web portal.

Dear Neighbors.

Please read the message below carefully.

 

1) On November 30th, at 7:30 pm, we will have our meeting to approve the 2022 budget. This meeting will be by video conference through the Zoom app at: https://zoom.us/j/5614174100

2) The first fee must be paid by January 15, 2022 and the second by July 15, 2022. After that date, late fees will apply as set out in our Rules and Regulations.

3) We inform you that unfortunately, after several attempts at friendly agreements, we started charging home owners in arrears with their obligations, through our lawyers.

4) The work to beautify and care for the gardens on SW 66th Avenue and Sandalfoot Blvd has been completed. We ask for everyone’s cooperation to prevent any kind of garbage from being left in these places.

5) With the effort of our BOD and the cooperation of Grant PM there will be no increase in our membership annual fees. The extra expenses we had with the work in the gardens will be covered by the 10% discount we got from Grant PM in the management services provided.

6) We are already approaching the end of the rainy season, so we ask to the H.O. to arrange for the pruning of plants and trees in their gardens. Keeping our community clean and organized not only gives us a lot of pleasure, it also values ​​our properties.

7) We ask everyone to check the outside walls of their homes. After the rainy season, algae are usually created on the walls leaving a layer of greenish slime. Keeping the walls clean is very important for a healthier environment.

8) We remind everyone that garbage collection is done twice a week (Mondays and Thursdays), and therefore garbage should only be placed in the late afternoon of the day before garbage collection and that garbage containers should be collected as soon as possible after collection.

9) We also remember that the parking of vehicles on the lawns is prohibited and the parking of boats, trailers or RV’s in any part of the properties is not allowed.

10) In January 2022, we will start a campaign to clean and organize the garages and back yards of all properties. Keeping the houses organized and clean around them prevents the proliferation of insects, rats and other problems.

11) We insist that you please read and respect our rules and regulations which are very simple and are to ensure the value of our properties and our well-being.

Dear neighbors:

After contacting the department that takes care of the channel that crosses our community, the spraying of chemicals to eliminate algae and weeds that grow in the channels of Florida has been scheduled.

This service will be provided by the Lake Worth Drainage District at no cost to our community and should be done by mid-October.

We are also arranging to plant some decorative plants on SW 66th Avenue and Sandalfoot Blvd.

We insist once again that homeowners respect the rules and regulations, especially in observing the dates of disposal of garbage for collection.

Dear neighbors:

We hope you are all fine.

We are happy to inform you that the floating barriers have already been installed on the channel that cuts through our community. We also inform you that the cleaning of floating objects in this channel is already programmed. Residents who have their properties around the canal are urged to take the utmost care to prevent any trash from falling into the canal.

 WE ASK YOU TO READ THE FOLLOWING INFORMATION VERY CAREFULLY:

 As of August 1, 2021, as per the law passed in the State of Florida, debtors in arrears for fees and expenses of residents’ associations must be notified for payment of their debts within 30 days. If payment is not made, charges will be made by legal means and will be subject to fines, costs, and legal fees.

We request H.O. that are in debt to our association, that they get in urgent contact with Mr. Toni Barros, president of our H.O.A., by phone 561-929-7369, to find a friendly solution, thus avoiding unpleasant situations.

Finally, we urge our dear neighbors to avoid the disposal of garbage outside the specified days and times and to follow the rules and regulations of our community, which are available on our portal www.sandalfootcoveone.com

SANDALFOOT COVE ONE HOA

Dear neighbors.

We are happy to report that our request to the Palm Beach County Zoning Dept. regarding the placement of floating barriers in the canal that cuts through our community has already been partially granted.

The floating barrier under the bridge on Sandalfoot Blvd is already installed. We have been informed that in a few days the second floating barrier will be installed under the bridge on Marina Blvd.

We have already programmed the superficial cleaning of the channel to remove the floating waste.

We ask residents to cooperate in the maintenance and care of our community, preventing various materials from falling into the canal.

Services performed by B.O.D in the last 90 days.

1) We were able, after contacting PBC Commissionaire Maria Sachs, to have the meadows cleaned on SW 66th Avenue and Sandalfoot Blvd. In addition to cutting the grass, various materials, garbage, and signs abandoned in past works were removed. We have been informed that this landscaping service will be carried out every 4 to 6 weeks.

2) SW 65th Avenue palm trees were cleaned and chemicals were applied to prevent weed growth.

3) More than 30 iguanas were captured in the channel that cuts through our community, free of charge by volunteers.

4) 19 award signs were distributed to the properties that best maintained their appearance, as a way of encouraging other H.O. to do the same. We also inform you that our campaign for cleaning sidewalks was a success. Our community is becoming cleaner and more beautiful.

5) Survey: We sent a survey to H.O. to get information and opinion about our community.

 

We are waiting:

1) The placement of floating barriers in the canal.

2) Study for the placement of speed rump on SW 66th Avenue.

 

New guidelines to be discussed: 

1) Rules and regulations: We would like to ask H.O. and the residents of our community who enter our portal and review our rules and regulations. Unfortunately, often residents and H.O.  complain about problems that do not exist or situations that are not considered violations.

2) Tax payments: Our second installment of the 2021 annual fee will due on July 15. After 30 days of delay, we will send the list of debtors in delay for our lawyers to proceed with the collection. We remind everyone that charging through lawyers generates a cost to debtors in addition to a fine. Late debtors should contact our B.O.D urgently to seek together the best solution to resolve these delays.

3) Invasive animals: H.O and residents who have problems with raccoons, ducks, iguanas, or other animals, please contact the B.O D. so that we can make a new study for hiring a Pest Control company.

4) GELM: When this B.O.D started operating, we had several contacts with Mr. Chris Sova and on several occasions, we asked for the improvement of the landscaping services, which we were served and the services provided improved a lot. In the last few months, unfortunately, we have seen the deterioration of our gardens due to the lack of irrigation and constant failures in the sprinklers system. After attempts to contact Mr. Chris, we came to know that he is no longer responsible for the care of GELM with our community. The replacement of the former employee who took care of irrigation has also caused discontent due to the lack of attention and respect from the current employee in charge of the job. Our B.O.D has received several complaints through phone calls and e-mails in this regard. We have observed a total lack of respect for GELM with our community because as customers, we should always be informed about who is responsible for the services provided and also the scheduling of irrigation services, as well as the landscaping service being carried out. We will send a formal communication through our lawyers to GELM to present solutions to these problems.

5) Rules and regulations: Any H.O. who has questions or criticisms about any R.R can submit a proposal.

Important information about news in our community.

Beginning on April 1st until April 30th, we will have Florida State Hunters company working on the removal of iguanas, raccoons, possums, ducks and other invasive species.

We ask our neighbors to make it easier for Florida State Hunters to access their properties. These professionals will be identified wearing T-shirts with Florida State Hunters information.

We ask all residents to take these precautions:

1) Do not feed the invasive species.

2) Do not touch the traps that will be placed at strategic points in our community.

3) Take care of your pets.

4) If you have any questions regarding the work being performed call Florida

CONTEST 2021

Spring is here and we would like to invite all of the homeowners at our community to participate in our initiative to beautify our neighborhood.

Starting on March 1st and for the following month we are encouraging all of the homeowners to cleanup and beautify their front yards.

We will be organizing a contest in which every home owner can vote on their favorite home.

Whether their own or a neighbor’s home.

Each homeowner can vote twice by emailing us at sandalfootcove1@yahoo.com.

They must include their full name and address.

On April 1st we will post the 3 homes with the most votes.

1st place will receive a $50 gift certificate, 2nd place a $30 gift certificate and 3rd place a $20 gift certificate.

(*Members of the board are not allowed to participate).

We are looking forward to seeing all of our neighbors participating in such a fun event in order to beautify our community.

Announcements from 2020 and 2021
Quick explanation:

Our association started formally and was documented on March 14, 2006.

In article 1, the objective of our association is to promote the improvement of our community. Promote good relationships between residents. Encourage H.Os to beautify and maintain their units in the best possible way.

What is B.O.D.?

The B.O.D. are a group of residents who make themselves available to the community, free of charge, to organize and guide other residents, on the rules of convention that are described in our bylaws.

Democratically, the B.O.D.  is elected to impartially and cordially resolve problems and differences in our community in the best possible way.

We can never forget that our houses are our sacred temple.

We have to feel happy and safe inside our homes.

This has been the goal of the current B.O.D and has certainly always been the goal of previous administrations.

How are the rules of our community made?

By decision of the majority of the owners, rules are determined that are of interest to the well-being, comfort and valuation of our community.

 In sequence, we will present the works performed by this B.O.D.

1) Website: With the implementation of our website, it became easier to pay fees, make applications for purchase and rental approval, in addition to showing an organized and responsible community. Often, announcements and reminders are posted on our page so that our neighbors can be better informed.

2) Beautification of the SW 65th Avenue: The new design of the gardens and new plants, have undoubtedly left our community most beautiful and most valued.

3) Street signs and reflectors: Our request to the PBC department of traffic was granted. Signaling paint and reflectors have made our community more beautiful and safer.

4) Educational signs: 8 educational signs were placed advising residents not to leave their pets’ residues on the lawns, thus collaborating with the hygiene of our community.

5) Award signs: As a way to encourage our community to participate in local festive events, we distribute 10 award signs to the best decorated houses.

6) Over payments: For the first time, over payments were reimbursed to H.O.

7) Truck traffic at night on SW 66th Avenue: After a series of complaints and contacts with the directors of the Western Beef supermarket and the Dollar Three store, we hear a significant reduction in the number of trucks running at night on the patio of Sandalfoot Plaza. As these violations have not ended, we contacted PBC code enforcement and filed a complaint. We hope that this problem does not recur.

8) Garbage collection at Sandalfoot Plaza: Garbage collection at the Western Beef supermarket was done during the night. We contacted the garbage collection company, and the collection schedule was modified, with no more noise disturbance during the night.

9) Burnt house on SW 65th Terrace: After a series of contacts with the owner of the burned unit and the non-resolution of the problem, we made several contacts with the PBC code enforcement, building department and participated in a hearing in the PBC court. The judge set a deadline of 90 days for the removal and cleaning of the land or renovation of what was left of the mobile home. Thereafter, a fine of $ 100.00 per day will be applied to the owner of that property. We have also requested the attention of the PBC building department for assistance in removing what is left of the incurred mobile home, if the owner does not solve the problem.

10) Speed ​​Rumps: We requested a study at the PBC traffic department on the possibility of placing speed rumps on SW 65th Avenue. We were informed that the flow of vehicles at the moment does not justify the placement of these speed reducers by PBC. If we want these reducers to be placed, we would have to pay $ 3,500.00 each. We will be able to request new studies after the construction of the new residences in Boca Dunes has been completed, which will certainly increase the flow of cars on SW 65th Avenue. (Valid also for the SW 65th Way)

11) Community identification signs: After several attempts, we were unable to obtain authorization to place our community identification signs on SW 65th Avenue. However, we will be able to place identification signs in the corner units of the limits of our community. We will present a project for the consideration of the HOs soon.

12) Public lighting: After several researches in the PBC zoning department, we found that there is no study or project to improve public lighting in our community. I would like to comment that Mr. Roberto Deamorim installed in front of his house, lighting using motion sensors and solar energy with excellent efficiency. Any H.O. who are interested in this great initiative, please contact Mr. Deamorim directly.

13) Cleaning the canal: After several visits in the PBC zoning department, I was informed that PBC only provides cleaning of the canal if there is a risk of overflowing. An alternative that is being studied is the placement of floating barriers on the two limits of the channel in our community and we would provide the cleaning once or twice a month.

14) Pest control: The channel that crosses our community must be taken care of by ourselves. After contacting some pest control companies, we could control iguanas, raccoons, ducks and other wild animals that are not part of this habitat. We will be presenting budget to the community shortly.

15) Gardens on SW 66th Avenue and Sandalfoot Blvd: We are waiting for a response from the PBC zoning department on the possibility of making improvements to the gardens on SW66th Avenue and Sandalfoot Blvd as we did on SW 65th Avenue. If PBC zoning authorizes this work, we will present a project to the H.O.

16) Protective fence at the golf club edges: We will shortly present a project for the installation of a protective fence at the limits of our community with the golf club for the protection of people, houses, cars and also to prevent players from entering our properties.

17) Cleaning of the side walk and houses: We want to ask our neighbors once again to arrange the washing of the sidewalks and houses to keep our community clean and elegant.

18) Beautifying our community: As an incentive, we are promoting a contest for our neighbors to try to beautify their gardens. We would like to ask everyone to participate.

Dear Neighbors, 

On November 25th, there will be no garbage or vegetation collection. There will be no make up day for tomorrow either. So garbage collection and recycling collection will resume on Monday, November 30th and on Thursday, December 3rd vegetation collection will resume its normal schedule.

 

Keep in mind that if you place your garbage on the curb for pick up it will NOT be picked up until next week. So we ask you to please remove your garbage from the curb and only place it back for pickup the day before collection. In order to keep or community safe and beautiful and avoid any violations.

Dear Neighbors,

Please read this message, that despite a little longer, it must serve to explain some misconduct, understanding that it is being wrongly disclosed.

Our board of director have the goal of keeping our community organized and well maintained.

We have the need to keep our community together to achieve our goals of organization and quality of life.

The members of our board of directors and have lived here for more than 15 years. We are not temporary or seasonal residents, therefore we know our daily needs.

It is important to remember that the board of directors have no powers to modify or alter the rules and regulations of our community.

In order to have any changes made to our rules and regulations, it is necessary for the board of directors to convene a meeting and expose the ideas or suggestions that the home owners may request, and after a vote of the home owners, modifications can be made or be implemented.

It is clear that those who change rules and regulations are the home owners and not the board of directors.

We can never forget that our house is sacred, it is our paradise. We must always feel happy when we are home. We cannot feel caged or unhappy in our own home.

Our board of directors has suffered a series of unfounded accusations by a small group of residents (5 people), and therefore we feel the need to show the work that has already been done in our community and the projects that are yet to be discussed and carried out. .

1) We moved the property management company from Benchmark to Grant P.M. for checking a series of inconsistencies in our previous administration. This change helped us to correct problems that were not previously verified.

2) Never before in other administrations, over payments were made to our home owners. Our management reimbursed 11 home owners for a total of more than $ 2,500.00.

3) Our administration has been charging residents in arrears and we have already received more than $ 3,500.00 in just 10 months of administration.

4) Our administration changed lawyers because previous collection services had to be paid in advance and now, our new legal body charges its services directly from the debtors and no longer from our administration.

5) Never before, other administrations have done any work to improve our community and we have done in 3 months the beautification of the gardens of SW 65th Avenue, valuing our properties.

6) Through requests in PBC we got the sign painting and the reflective signs on SW 65th Avenue.

7) We put 8 educational signs in the community, instructing residents not to leave animal feces in our gardens.

8) We managed to prevent trucks from staying on overnight in the patio of Sandalfoot Plaza, which bothered the residents of SW 66th Avenue.

9) We managed to get the garbage collection company to change its schedule to avoid the traffic of trucks during the night at Sandalfoot Plaza.

10) We got approval from the PBC traffic department for the speed rump placement on SW 65th Avenue.

11) We put up a portal (website) for our community, thus facilitating the verification of information from our community including the payment of duties on line.

12) 4 maintenance services were carried out in the gardens of SW 65th Avenue free of charge by members of the board of directors.

 

Projects to be discussed and implemented in our community:

1) Our community nameplates.

2) Monitoring through security cameras.

3) Cleaning the driveways.

4) Placement of speed rump on SW 65th Avenue.

5) Cleaning the canal between SW 66th Avenue and SW 65th Avenue.

6) Backyards cleaning task force.

7) Incentive for home owners who better decorate their homes during festive seasons.

8) Discussion of placement f fence or screen behind the homes on 64th Way, to protect properties getting damaged by the golf balls.

GPM is monitoring the development of Tropical Storm Isaias which is projected to approach South Florida in the next few days. Please be advised that it is possible our area will experience potential tropical storm conditions over the weekend.

For your safety and those around you, please be sure to remove all furniture and any objects that may become flying projectiles from all personal areas under your control and responsibility, this includes, backyards, patios, balconies, etc. 

It is always best to prepare early for any possible developments that may occur.

Dear Neighbors,

We would like to inform the actions taken by our board of directors in these 140 days of administration.

It is important to remember that in compliance with the rules established by the government, due to the Covid-19 epidemic, that the communication of our board to the directors has been made through e-mail messages.

We hope to be able to have meetings of our board of directors with the presence of our community soon, as soon as they are allowed to be held by the government.

 

1) Website
For the first time, our community has the opportunity to use this tool for faster and more direct contact, receiving important information about our administration in 3 languages.

2) Landscaping on SW 65th Avenue
The embellishment of the meadows was done, making our community more beautiful and valuing our properties.

3) Signal painting
Strip signal painting was carried out on SW 65th Avenue around the meadows and also at the crossing points of our community crossings.

4) Approvals
13 occupancy, sale, and architectural modification applications have already been approved.

5) Violations
After several attempts by some homeowners to make them aware of our rules and regulations, and not being met, 8 violation communication letters were sent which we hope will be met. It is important to note that the vast majority of residents have respected our rules and regulations making our community much better.

6) Noise disturbance 1
Residents of SW 65th Avenue complained about the noise caused by freight trucks, parked behind the Western Beef supermarket and the Dollar Tree store, at night, and especially on weekends. We contacted the management of Western Beef and Dollar Tree, which pledged to avoid overnight traffic.

7) Noise disturbance 2
Garbage collection at the Western Beef supermarket was taking place at 5am on Mondays. We contacted the company responsible for this collection, which offered to change the collection time.

8) Parking spots
We asked the Palm Beach County traffic department to carry out a study for the possibility of being painted on SW 65th Avenue parking spots as they exist on SW 66th Avenue. Due to the Covid-19 epidemic, all new projects and studies are taking much longer than normal to complete.

9) Speed ​​bump

Ms. Caruso, despite the problems caused by this pandemic, committed herself to solving the problem of her burning mobile home.

We later received contact from a friend of Mrs. Caruso, Mr. Nathan, who lives in Massachusetts, who volunteered to carry out the removal of the burnt-out mobile home.

Despite the various trade restrictions imposed by the pandemic, Mr. Nathan managed to organize himself to travel from Massachusetts to Florida with the tools necessary for the job.

On July 12, Mr. Nathan begins preparing for the removal of the mobile home. Parts that offered risks to residents were removed. Mr. Nathan is awaiting for the visit of a supervisor from the building department of Palm Beach County to issue permits for the removal or renovation of said mobile home.

Note: Even with all the commercial, economic and logistical problems generated by Covid-19, in a very short time, Mrs. Caruso’s obligations to this community are being fulfilled.

Saturday, June 13, the painting of signs in our community began. Unfortunately, the beginning of the painting had problems and is being redone.

We also asked the traffic engineering department to do a study to identify the possibility of being painted on SW 65th Avenue, “parking spaces” as they exist on SW 66th Avenue. The case will be studied and soon we will have an answer.

We appreciate the collaboration of everyone who is observing the rules and regulations of our community. Keeping our community clean and organized is everyone’s duty.

News 03: Painting of Street Signs.
On July 9th, we contacted Palm Beach County – Engineering and Public Works to inquire about our study request for placing another speed bump on SW 65th Avenue and SW 66th way.

We also asked about the progress of signage painting on the roads of our community.
On June 10th, we received the following response from Mr. Robert Patane – Supervising engineer:

“Tony, thank you for bringing these concerns to our attention.
The speed hump studies are on hold until school resumes as this will increase traffic flow, so we will study this in September 2020.
Larry Kelly, who I have copied here can provide us info on the striping efforts in your neighborhood. There was a delay for the striping – due to the SW 3RD Street bridge construction which is now under final approval. “

News 04: SW 65th Avenue – Project.
By June 16th, the beautification work on SW 65th Avenue will be completed. In addition to painting the meadows’ curbs, 8 educational plaques were installed about the collection of animal feces on the grass and the use of leash in driving dogs.

Reminder 05: Landscaping.

Our new website is now live!
Here are some few announcements from the Board of Directors:

News 01: SW 65th Avenue – Project.
The garden embellishment project on SW 65th Avenue began on Thursday, May 28th. This work shall be completed in 3 weeks.

News 02: Painting of Street Signs.
The painting of street signs in our community started on Wednesday, May 27th. Our board of directors had requested for the execution of this painting in the first week of March to the traffic engineering department of West Palm Beach County.

Reminder 01: Trash
The Board wants to remind the residents that residential waste must be properly disposed of for it to be collected by Waste Management on the following days:
Sunday afternoon (to be collected on Monday) – organic waste and recyclable waste
Wednesday afternoon (to be collected on Thursday) – organic waste, yard debris, and trash.

After the trash has been picked up, kindly store the trash bins in a position that cannot be seen from the street.
